you should avoid? Below are the top seven mistakes most sellers make when putting their home on the

market. Check them out and make sure you aren’t guilty of these errors.

1. Not inspecting your home. If you have an older home you should consider having a certified

inspector go through your home to make you aware of any issues or problems. That way you

can take care of any repairs or maintenance necessary before potential buyers become

involved.

2. Skimping on prep. Think you can get away without freshening up your home’s interiors or

staging for sale? Think again. You should at least give your home a deep, professional-level

cleaning before showing it to potential buyers, and the more prep work you put into your home

the faster it should sell.

3. Forgetting curb appeal. Sure, your bedrooms, kitchen and bathrooms are staged, prepped and

ready to go, but don’t forget that the exterior is the first thing potential buyers see when they

tour your home. Enhance your house’s curb appeal by pulling weeds, making sure the grass is

cut, or giving your front door a fresh coat of paint to give your house a polished impression.

4. Setting a too-high asking price. You want to get your money’s worth for your home, but setting

an asking price that’s too high often deters buyers who would be more open to negotiating.

Discuss what your best price should be with your realtor, who is trained and knowledgeable in

the local real estate market and can give you their advice.

5. Withholding important information from potential buyers. It may sound like a good idea to

forget to mention issues or problems your home has from buyers, but doing so can result in a

bad negotiating period or worse, a lawsuit. Avoid this by taking care of the issue yourself and

letting any potential buyers know of any issues they may face should they complete the

purchase.
